What goes into a commercial floor
| Floor | Best for | Planning range (installed) |
|---|---|---|
| Glue-down commercial LVP | Offices, retail, rental turnover, rolling chairs | $3.25–$6.50/sq ft |
| Porcelain tile (12″–18″) | Entries, restrooms, break rooms, heavy traffic | $7.50–$11.50/sq ft |
| Large-format porcelain (24×48) | Showrooms and lobbies | $10.75–$16/sq ft |
| AC5 commercial laminate | Dry, light-traffic offices | $5.25–$7.50/sq ft |
| Vinyl or laminate stair treads | Two-level suites and rental units | $65–$105 per tread |
Ranges come from the same 2026 tables published on each service page. Removal of the old floor, slab preparation and after-hours labor are quoted as separate lines after the site visit.
How a commercial floor differs from a home floor
- Traffic rating. Choose products rated for commercial use; for vinyl plank that means a commercial wear layer and a glue-down installation where carts or rolling chairs cross the floor.
- Moisture limits. Glue-down floors over concrete need the adhesive manufacturer’s moisture test, usually in-situ relative humidity under ASTM F2170, before installation.
- Slip resistance. For tile in areas that get wet, specify a wet DCOF of 0.42 or higher, the ANSI A326.3 minimum for level interior floors walked on when wet.
- Level changes. Keep transitions to 1/4 inch or less, or beveled up to 1/2 inch, the benchmark in the 2010 ADA Standards for accessible routes.
- Maintenance. Match the floor to the cleaning crew’s chemicals and equipment so the finish warranty stays valid.
Scheduling around the business
Most tenants cannot close for a week. Work can be phased room by room or scheduled for evenings and weekends when the landlord allows, with furniture moves, debris removal and cure times planned before the start date. Restrooms and entries are usually sequenced first or last so the space stays usable.
Paperwork landlords and associations ask for
- A certificate of insurance naming the landlord, property manager or association.
- Product data sheets and, where required, sound or fire ratings for the assembly.
- The tenant’s written approval from the landlord.
- A permit when the city or county requires one for the scope; the rules differ by jurisdiction, as shown on each city page.
