Quotes & pricing

Do you provide free estimates?

Yes. Every estimate is free, in-home and no-obligation: the rooms are measured, product options are compared at different price points, the subfloor is checked and a written line-itemized quote is emailed within 24 hours of the visit. Quotes are valid for 30 days.

What changes the price of a flooring project the most?

After the material itself, the biggest swing factors are removal of the old floor, slab or subfloor preparation (grinding, leveling, moisture control), the number of transitions and doorways, stairs, and furniture or appliance handling. Two quotes for the same product can differ by thousands of dollars because one includes these lines and the other does not.

How much does it cost to remove old flooring?

Carpet, laminate and floating floors typically run $1.75–$3.25/sq ft to remove and haul away, while tile and thinset removal runs $3.25–$6.50/sq ft because it is slower, heavier work that leaves a slab needing preparation.

Why are flooring quotes so different from each other?

Because they rarely describe the same job. Compare the named product (brand, collection, thickness, wear layer), the waste factor, removal, subfloor preparation, moisture control, transitions, trim and furniture handling line by line before comparing totals. Our guide to reading a flooring quote walks through each line.

Is a deposit normal for flooring work?

A deposit to reserve the schedule and order material is normal; paying most of the job before any work starts is not. The deposit amount, the payment schedule and what triggers each payment should be written in the contract you sign.

Choosing a floor

What flooring works best for Florida humidity?

Engineered hardwood, SPC vinyl plank and porcelain tile handle Florida conditions best, each in its own rooms: SPC for active living areas, porcelain for kitchens, baths and entries, and engineered hardwood where real wood matters. Solid hardwood belongs only over a suitable wood subfloor in a climate-controlled home.

What is the best flooring over a concrete slab?

Rigid-core SPC vinyl plank, porcelain tile and engineered hardwood approved for concrete are the strongest slab options, provided the slab is tested for moisture and flattened to the product’s tolerance first. See the full comparison in best flooring for a Florida concrete slab.

Is laminate or vinyl plank better for a Florida home?

Vinyl plank is the safer whole-home choice because its core is waterproof, while laminate’s wood-fiber core can swell if water reaches the seams. Laminate earns its place in dry bedrooms, offices and budget-driven rooms, where its scratch resistance and wood-like feel are real advantages.

What flooring is best for dogs?

Textured SPC vinyl plank is the best all-round pet floor, porcelain tile is the most scratch-proof, and quality laminate resists claws well but needs fast cleanup of accidents. The details are in pet-friendly flooring for Florida homes.

Should I choose engineered or solid hardwood?

Choose engineered hardwood for slab homes and wide planks, and solid hardwood only over a dry plywood subfloor where you want the maximum number of future sandings. Both are real wood on the surface; the core decides how they behave in Florida humidity.

Preparation & installation

Do you test the slab for moisture before installing?

Yes, whenever the product or adhesive requires it, and always before a glue-down floor over concrete. The reading, the test method and the moisture-control step it triggers are written into the job file, because a manufacturer can deny a warranty claim without them.

How long does a flooring installation take?

A 1,000–1,500 sq ft floating vinyl plank or laminate floor usually takes 2–3 working days, engineered hardwood 3–4 days, tile 5–8 days because of mortar and grout cure, and a standard 14-tread staircase 2–3 days. Whole-home projects of 3,000 sq ft or more typically run 8–14 working days.

Can I stay in my house during the installation?

Usually yes for vinyl plank, laminate and engineered wood, as long as the rooms being worked on are empty and there is a path to the kitchen and a bathroom. Tile demolition and hardwood sanding are dustier and noisier, so many families plan to be out during those days.

Do you move furniture and reset toilets and appliances?

Yes. Standard furniture moves, toilet pull-and-reset and moving the refrigerator, range and dishwasher are part of the installation scope. Pianos, safes, aquariums, antiques and electronics should be discussed at the estimate, because they need special handling.

Do you remove and haul away the old floor?

Yes. Removal and disposal are priced per square foot as a separate line, the driveway and interior trim are protected during demolition, and debris leaves the property the day it is removed.

Should I remove baseboards before new flooring?

Not always. Leaving baseboards in place and adding quarter-round or shoe molding is faster and cheaper; removing and reinstalling or replacing them gives a cleaner line, especially with thicker floors or when the old baseboards are damaged. The quote should say which method is included.

Condos, HOAs, rentals & commercial

What do condo associations require for new flooring?

Most associations require written approval, a hard-surface floor installed over an underlayment that meets a minimum sound rating (often IIC 50 or higher), the installer’s certificate of insurance and work during approved hours. Our condo flooring rules guide lists the documents to gather.

Can you re-floor a rental between guest bookings?

Often, yes. A vacation rental of typical size can usually be re-floored with glue-down or floating vinyl plank in a few working days once the material is on site, so the schedule depends more on product availability and the vacancy window than on the installation itself.

Do you install commercial flooring?

Yes. Commercial-grade glue-down vinyl plank, porcelain tile and AC5 laminate are installed in offices, retail suites and rental properties around Bradenton, Lakewood Ranch and Sarasota, with phased or after-hours scheduling when the building allows. See commercial flooring.

Do you provide a certificate of insurance?

Yes. A certificate of insurance can be issued to the homeowner, the condo association or the property manager before work begins. Many buildings will not allow a contractor in without one on file.

Water damage & repairs

What should I do first if my floor gets wet?

Stop the water source, remove standing water, photograph everything and call your insurer if the loss may be covered. Do not sand, cover or replace a wet floor until moisture readings show it has dried; deciding too early is how a repairable floor becomes a full replacement.

Can you document floor damage for an insurance claim?

Yes. A flooring assessment can include a written scope, dated photographs and moisture readings that the homeowner can share with the insurer. Coverage decisions belong to the insurer, and water extraction or mold remediation may require a separate specialist.

Can a single damaged plank or tile be replaced?

Usually yes, if matching material is available. Click-lock planks, glue-down planks and individual tiles can each be replaced without redoing the room, which is why keeping a spare box of flooring after any installation is worth the closet space.

Licensing, warranty & payments

Are flooring installers licensed in Florida?

No state license exists for floor-covering installation, and since 2021 Florida law has preempted local trade licensing: section 489.117(4)(a)1 of the Florida Statutes names flooring and tile installation among job scopes for which a local government “may not require a state or local license to obtain a permit.” Ask any flooring company for its certificate of insurance and a written warranty instead, and use licensed trades for plumbing, electrical or structural work.

What does the 12-month workmanship warranty cover?

It covers problems caused by the installation — squeaks, lifting planks, lippage, failed transitions, grout cracks not caused by slab movement and similar defects — for 12 months from completion. Material defects go to the manufacturer’s warranty; leaks, floods and misuse are excluded. Details are on the warranty page.

Do you offer financing?

Ask about payment options at the estimate. When third-party financing is available for a project, the lender sets the approval, rate and promotional terms; read our financing page before signing any deferred-interest offer.
